Waverley Business Park is situated in a historic textile complex first established in Observatory in 1881. By the early 1900s, the later Waverley Mill opened in Mowbray, embedding the precinct within Cape Town’s growing industrial corridor.

Today, the site is reimagined as a multi-use commercial destination within Observatory’s evolving urban fabric.

Studio Same Same has been tasked with designing upgrades throughout the park, balancing heritage and contemporary additions to accentuate the historic character of the old industrial quarters.

The vision is guided by three core principles: facilitating modern versions of public life, retaining and repurposing valuable built fabric, and reconnecting the precinct with its surroundings.

Existing brick warehouses and sawtooth-roofed structures, uplifted interfaces between old and new, and clearly demarcated breakout spaces establish a modern and practical use of shared spaces throughout the site, introducing renewed energy while strengthening community life and cultural exchange
